Determine the most likely selling price based on current market values through the use of a Comparative Market Analysis.
Discuss the importance of pricing your home properly to maximize the number of prospects without sacrificing the optimum sale price. The seller actually controls two of the three factors which will sell a home. These three factors are price, condition, and marketing. The agent can control only the marketing aspect.
Provide a “net to Seller” giving an estimate of seller’s closing costs.
Identify selling points and possible improvements that would enhance the marketability of your home and help you “stage” your home for optimum market effectiveness.
Ensure prompt and complete exposure through the Multiple Listing Service and promote your property to other members of the Bartlesville Association of Realtors.
Prepare a color marketing sheet to leave in the home for prospective purchasers.
Arrange for a “Number One Company Tour” of your property for all associates with McAnaw and Company to familiarize them with the home.
Ensure that your home is advertised in the McAnaw and Company newspaper ad. It will be featured with a photo as a new listing, then listed in the Real Estate Guide after that. I will also advertise your home on cable TV, channel 7 constantly.
Follow up with all Realtors who have shown your home and report buyer’s interest.
